From the moment you walk into GPT Space&Co's vast new offices and take in the sweeping 360-degree views of Brisbane, it’s obvious this is no ordinary co-working space. Look up at the fin-shaped feature ceiling then admire the craftsmanship of the 40,000 individually laid brick pattern tiles installed on the ground beneath it, and it's clear to see that a new benchmark for premium, flexible workspaces in Brisbane has been set. From painstaking attention to detail to high-end elements—where even custom, powder-coated furniture is colour matched to adjacent wall and floor finishes—GPT Space&Co is a place where sophisticated details, cutting-edge design and high-tech features are integrated as standard.
A changing corporate landscape
Located at the top of 111 Eagle Street, Brisbane’s tallest commercial tower, the project, delivered by FDC in 2024, is testament to changing co-work culture which has seen a significant shift since the global pandemic. No longer limited by the constraints of cubicles or rigid office hours, businesses are more likely than ever to require spaces that adapt to evolving needs and that allow for collaboration, privacy, flexibility and technology. These forward-thinking spaces are set for the future by maximising natural light and air, ensuring workers feel comfortable—and proud—of their surroundings, while offering top-notch tech support to enhance productivity.
As Queensland’s first GPT Space&Co, the Brisbane project has set the bar high. The rapid growth of co-working space in Brisbane reflects the broader trend of businesses moving away from traditional office leases in favour of more flexible arrangements. This is driven by a desire for agility and cost efficiency, as well as the need to foster a sense of community and collaboration among employees.
“Our vision for GPT Space&Co Brisbane was to create a dynamic, flexible and sophisticated workspace. Brisbane’s post-pandemic business landscape is growing rapidly, and we wanted to give companies the flexibility they need to thrive in this evolving market. Co-working spaces are no longer just about renting a desk but offering a tailored environment that promotes productivity and growth,” says GPT Group Development Manager, Sachin Siriwardena.
“GPT Space&Co is more than just an office—it’s a hub for innovation. We’ve designed it to foster a sense of collaboration, while also giving businesses the privacy they need to focus. I think what really sets this project apart is the attention to detail, from the custom finishes to the way we’ve tackled challenges like soundproofing and space optimisation. It’s a workspace that truly reflects the needs of modern professionals.”
Attention to detail
With sweeping views of the Brisbane River, the cutting-edge space accommodates up to 30 businesses in a shared environment, featuring expansive collaboration areas, project meeting rooms, boardrooms and private offices. A stylish contemporary reception and kitchen/breakout area provides casual space for meeting and eating, as well as a large workspace which can be expanded to host functions.
“Delivering a workspace that meets such varied needs requires not only careful design but expert construction,” explains Josh Williams, General Manager, FDC Fitout & Refurbishment, QLD. “This project had its share of unique challenges, from the uneven concrete slab that required extensive floor leveling, to a congested ceiling cavity filled with stormwater drainage systems. But we were able to overcome these obstacles with innovative solutions. To address the unknowns in the ceiling, FDC utilised 3D scanning technology which allowed us to modify the mechanical designs in real-time. This gave the team certainty that the new ducting, air handling equipment and other in-ceiling services would fit and function perfectly, without compromising on the workspace’s overall aesthetic.”
Other impressive features include the consideration of acoustics. All of GPT Space&Co’s private offices utilise acoustic backing materials around light fittings and other services, sealed doorways, and high-end partitions to optimise sound absorption.
Award-winning design
The project may only be a recent addition to Brisbane’s corporate landscape, but it’s already garnering accolades. Targeting a 6 Star Green Star Interiors rating, GPT Space&Co’s Brisbane chapter was the recipient of the prestigious MBA (Brisbane) 2024 award for Best Commercial Fitout ($5M-$10M).
“FDC brought a level of precision and innovation that allowed us to really bring our vision of sophisticated, design and technology-led offices to life,” explains Sachin. “It’s not about trends but creating a space that will stand the test of time, with features that will continue to enhance productivity and collaboration for years to come.”
GPT Space&Co’s ethos centres on delivering workspaces that give their workers more, helping them to optimise their performance and stay ahead of the game. And on Level 54 of 111 Eagle Street, Brisbane’s skyline now boasts a sophisticated co-working hub that provides all of that: premium, flexible spaces that are as future proof as they are functional.
